Corporate Director Owned Asset Renovation and New Build (Thai only)
PRIMARY RESPONSIBILITIES:
1. Working with the COO, VP Operations, Senior Corporate functional heads and Property GMs to establish and lead the execution of the Master 5 Year Asset Improvement Plan for all Dusit Hotel & Owned Properties.
2. Ensure Master Plan aligns with overall Corporate Business plan and annual Property CAPEX budgets
3. Responsible for current and on-going assessment of all Owned properties with physical and technical improvement requirements and establish priorities and milestone timelines
4. Develop an overall scope of works and detail cost master summary for all new projects. To provide Corporate Executives with initial estimate of time and cost required and potential impact assessment on hotel and property operations.
5. Conduct and manage the tendering process. Possesses deep industry knowledge with the preparations of tender documents and executions of tendering process.
6. Management and control project risks.
7. Identify and appoint Corporate Project Leaders to be responsible for the project success at site
8. To identify, select, appoint and proactively manage 3rd Party PM/CM as necessary and to be responsible for the project planning, execution and delivery on time and to budget.
9. Working with Creative and Technical Services teams to ensure correct selection of material from cost, design and suitability perspective as proposed by the relevant design consultants (ID, MEPF, Landscape, Lighting etc).
10. In conjunction with Designers, contractors and PMC/CMC to source material ensuring suitability of products so that in all cases, product quality takes priority over price.
11. Ensure that comprehensive and detailed item procurement lists have been developed by contractor and corporate PM and design teams for OSM items including long lead items.
12. Responsible for the approval of Technical Details within tender documentation and initiation of the administrative process within the online procurement system.
13. Coordination with Procurement and relevant design team to identify appropriate tenderers suitable for the intended projects according to company policy and with reference to :-
– Designer, (Architecture, Structure, Lighting, Interior) refer with TS and Creative Design.
– Consultants (MEPF & General) refer TS and Group Director of Engineering
– ICT refer to Group IT Div
14. Responsible to ensure that all projects being designed and built-in accordance to Dusit Design and Technical Standards.
15. Responsible for all necessary Permit and Licenses related to project construction and operation along with coordination with relevant authorities with AHJ
16. Responsible for the pre project organization and meetings between appointed contractor and key hotel management before mobilization and approve contractors’ comprehensive method statement and house rules and operational requirements of the specific hotel.
17. Appoint appropriate Corporate Project Team member as on-site coordinator to work with and proactively manage the 3rd party PMC/CMC in supervising the site and contractors and overall project quality and timeline.
18. Ensure the complete project closure (e.g. as-built, handover/defects list/acceptance) through Corporate Project Manager and PM ensure all claims are managed and concluded as per contract and company policy. Responsible for final sign off on all documentation and to coordinate hand over of all completed construction areas to operator
19. Assess and record performance of 3rd party consultants and contractors to be shared with Group Purchasing, TS, Creative and Legal Departments.
20. Make recommendations to senior Dusit management for new innovative materials, equipment, techniques, design etc to constantly enhance the brand standards and guidelines. Keep abreast of the new developments and trends in the industry. Actively participate in training programmes, seminars, forums and assist the department in developing guidelines and standards.
21. Other assignments as and when require of services that are rendered to support the interest of the department and the company e.g. developing new brand standards and technical guidelines, project management processes for asset-owned properties
22. Lead internal team development, succession planning, performance assessments, recruitment, KPI etc.
23. Any other duties as may be assigned by VP Technical Services
JOB REQUIREMENT
1. Bachelor’s Degree in Architecture/Engineering or related fields.
2. At least 8-10 years’ experience in building construction, preferably with hotel projects
3. Well organized, detail-oriented, good strategic planning and implementation skills
4. High level of computer proficiency
5. Have Excellent English communication skills both written and spoken
6. Posses professional disposition with excellent communication and interpersonal skills
