Pool Secretary for Japanese Team
Responsibilities:
Monitor and analyze the financial performance of all JV projects (IRR, cash flow, P&L, project schedule, cost control, etc.)
Assist Japanese staff in preparing and reviewing feasibility studies, due diligence reports, and investment evaluations for new projects
Identify and analyze potential risks or changes in project forecasts and assess their impact on financial returns
Coordinate with internal project teams and external stakeholders (including the Thai JV partner) to gather project updates and relevant data
Prepare internal reports and presentation materials for the Japanese head office, especially when seeking investment approvals or reporting significant project changes
Participate in discussions or negotiations with the Thai JV partner on behalf of or in support of the Japanese team
Provide insights and opinions on project performance, highlighting opportunities for improvement or concern
Support the Quality Management team by attending site inspections and meetings, conducting research on required topics, and handling tasks as needed.
Support administrative functions such as document coordination, meeting scheduling, translation support (if capable), and other routine tasks to assist Japanese expatriate staff in their daily operations
Facilitating smooth communication internally or with clients and partners using different languages
Provide interpretation and translation as needed
Performing administrative work including answering phones, sending by mail or e-mail, creating documents, making copy and spreadsheets and managing schedules
Arranging the business trip including reservation for the flight or restaurants
Support for visa acquisition procedures for Japanese expatriates
Performing other related duties as assigned by supervisor.
Qualifications :
At least 3 years of experience in real estate, project finance, or related analytical field (experience in condominium development is a plus)
Knowledge of financial modeling and investment analysis (IRR, NPV, cash flow, etc.)
Fluency in Thai and English (Japanese language skills are a plus)
Ability to work cross-functionally and liaise effectively with both Japanese and Thai teams
Excellent computer proficiency (MS Office)
Excellent organizational and communication skills
Must be able to work under pressure and prioritizing work to meet deadlines
Must be proactive and must have service mind
Ability to work independently as well as in a team
Ability to maintain regular, punctual attendance
