- Control, inspect, repair work according to the Work Request document in the mechanic and elevator part.
- Propose to approve the price of various repair work that must be provided to the tenant that has not yet set the price of the service under the repair notice.
- Follow up on the preparation of the budgeting expenditure and the annual investment budget. in the mechanical section.
- Control and monitor the performance of employees in the mechanical, elevator system and air conditioning system.
- Provide knowledge and advice to employees in mechanical work, elevator technicians and air conditioning technicians.
- Review and evaluate the performance of the contract service company in the mechanical section.
- Control the preparation of various assets of the building engineering department in the mechanical section.
- Prepare procurement and procurement approval of the Building Engineering Department in the mechanical section.
- Prepare a request for approval to consider renewing the contract for the service under the contract / or the opening of a new bid for the engineering department in the mechanical section.
- Study and understand the system of use, installation and modification in the mechanical section.

- Coordinate building inspections according to the law including corrections according to the recommendations of the auditors in the relevant work.

- Control, supervise and resolve complaints and report repair work of the engineering department in the mechanical section.
- Verify the correctness of request for refund of the deposit related work in the mechanical section.
- Verify the payment of service fees of the building's contracting company to be sent to the building engineering manager for inspection.
